Sustainable Healthcare Investment In European Real Estate

Targeting a sustainable portfolio of Pan-European healthcare and residential senior real estate via standing asset acquisitions (with dedicated capex) and forward funding’s (no development risk), with a unique strategy for higher than comparable core-segment returns, lower risk, and a better social impact. Investment focus on creating best-in-class Nursing Homes and Residential Senior Living facilities in France, Germany and Spain, Ireland, Italy and Benelux, with opportunistic targets of Specialized Care and Medical Office Buildings.

Targeted fund size of € 250,000,000 equity (with a potential increase to € 300,000,000), employing asset level leverage of 40%-50% for a total fund size of c. € 500,000,000.

Targeting a net equity IRR objective of 10% – 12% p.a. and a net annual cash-on-cash distribution of 4.5% – 5.5%.

Acquisition targets with long-term indexed leases with experienced operators and strict contractual enforcement of quality care and ESG initiatives, carefully audited in asset management – in demographically relevant locations – sourced predominantly off-market.

Standing property acquisitions (with capex investment) and forward funded RE developments (no development risk) with dedicated value-add ESG investment.

SFDR article 9 criterion as a dual return objective and ISR label externally audited fund, creating a diversified portfolio of leading assets in terms of environmental, social and governance quality and certification.

Term of 7 Years (+1+1), with a 30-month investment period. Closed-ended Luxembourg S.C.Sp. RAIF, operating in EUR.

€ 50,000,000 committed to the fund in first close by a French institutional investor. Up to € 120,000,000 potential co-investment from a JV vehicle by MoZaïC and second institutional investor.

A secured seed portfolio of € 80,000,000 to be invested in Q4 (with an additional € 300m in secured off market pipeline).

Frédéric Dib

CEOMOZAIC ASSET MANAGEMENT

Frédéric is the Founder & CEO of Mozaïc AM and has over 25 years experience in the healthcare sector.

Frédéric has dedicated experience in acquiring/operating over € 500M in nursing homes, residential senior living facilities, rehabilitation centres and nursery real estate in France, Germany, Italy and Spain. He is the co-founder of three European investment vehicles dedicated to nursing homes and nurseries. His typical return profile is best exemplified by one of his funds NAV gains – Residial – which has increased by over 44% in just two years.

Prior to this, Frédéric was the President of Senior Santé, an owner and operator of nursing homes in France. During his tenure (8 years), he was responsible for operations developing the group’s operating model and processes. During that period, it funded, developed, built, delivered and sold 11 nursing homes to prominent institutional investors (circa 50,000 sqm).

Prior to Senior Santé, Frédéric held various positions within private finance and debt in HSBC (London) and Lazard (New York and London).

Frédéric graduated from ESSEC Business School in Paris and speaks French, English, Spanish, Italian and Arabic.

Conference registration

If you sign up to attend one of our conferences, we will ask you to provide your professional details – in order to determine your suitability to attend our conference and share with you all logistical information. By attending our conferences we may pass the information we collect at registration to our conference sponsors. It gives our sponsors the opportunity to know who will be attending the conference. Evenco Analytics offers a free trial period for three months after subscribing to the service. You will not be charged for this product during your trial period. Before the trial expires, we will contact you to see if you wish to continue using the service and subscribe to a yearly subscription, where you can cancel if desired.
